1. Do you charge for estimates?
We do not charge for estimates in most cases. We will provide an on-site visit, detailed pricing, and included specification sheets at no charge.
2. How will the process work?
Upon completion of our contract documents, our job site Superintendent will contact you with a schedule of the construction process. When we receive the necessary permits and approvals to begin work, we will coordinate the necessary work as quickly, and with as little disruption, as possible. Your Superintendent will be your primary contact for any construction related questions you have during the process and he will keep you up to date on the job’s progress. When the project is complete, you will have the opportunity to walk through the completed work with your Superintendent to make sure the work is completed to your satisfaction.
3. What is the warranty/guarantee on the completed project?
The products and workmanship of your renovation project will be warranted for a period of one year from completion. Shea Custom homes offer a One Year Limited Warranty, with a Two Year Limited Warranty on electrical, plumbing and HVAC, plus a Ten Year Structural Warranty. Any applicable product warranties that extend beyond one year (i.e. appliances, plumbing fixtures, etc.) will remain in effect for the duration of the manufacturer’s warranty period.
4. Do I need my own blueprints?
No. If blueprints are required, we can provide them. If you have blueprints you would like us to use, please let us know so we can include all necessary information from your plans in our estimate.
5. Will you obtain all the required building permits?
Yes. We will work with the municipality that has jurisdiction in your area on any and all necessary work permits and inspections.
6. Do you handle new construction?
Yes. Shea Custom will build a new home on a homesite you may personally own. You may choose your own floor plan, or select one of Shea Homes' plans.
7. Who will be in charge of the job?
A job site Superintendent will be assigned to your specific project. Your Superintendent will be your primary contact during the construction period.
8. Do you use subcontractors?
Yes. All of our subcontractors are required to carry established amounts of insurance, sign work contracts, and also sign detailed agreements outlining all work requirements.
9. How is cleanup handled?
Each subcontractor or trade will be asked to clean up after his own work daily. We will provide containers for trash disposal. Our job site Superintendent will be monitoring the cleanliness of the job on a daily basis as well.
10. What types of insurance do you carry?
Each of our subcontractors must carry required amounts of general liability and worker’s compensation insurance. Our company carries the same type of insurance as well.
